The Office of Financial Regulation is accountable for the advancement and/or guidance of specific elements of the foreclosure procedure involving residential home and receives specific notifications.

The Office of Financial Regulation is accountable for the development and/or guidance of certain aspects of the foreclosure process including home and gets specific notices and registrations associated with the foreclosure process. .18. Foreclosure Notices and Registrations


The Office administers Maryland's Foreclosure Registration System, a web-based application for submission of the foreclosure-related notifications and registrations that are mandated by Maryland law. Specifically, the system enables licensed users to submit and/or search the following foreclosure-related notifications and registrations:


- The Notice of Intent to Foreclose is a warning notification to the homeowner that a foreclosure action might be submitted against them in court. It should be sent by certified and first-rate mail to the property owner no less than 45 days before a foreclosure action might be filed in court. Pursuant to Maryland law and guideline, a copy of the Notice of Intent to Foreclose need to be electronically submitted to the Commissioner through the Foreclosure Registration System within 5 company days of sending by mail a Notice of Intent to Foreclose. The Commissioner does decline submissions in any other way. Filing a copy of the Notice of Intent to Foreclosure with the Commissioner should be achieved before a celebration is authorized to file an action to foreclose a mortgage or deed of trust on residential property. .14. After Initial Registration, and within 21 service days of a modification, a foreclosure purchaser must upgrade its registration with any modification in 1) the name and address of the person, including an alternative purchaser, who is authorized to accept legal service for the foreclosure purchaser, 2) if known, the occupancy/vacancy status of the residential or commercial property, 3) the name, telephone number, and street address of the person who is accountable for the upkeep of the residential or commercial property, and 4) the status of whether the foreclosure purchaser has belongings of the residential or commercial property.


NOTE: Specific notice and registration info in the Foreclosure Registration System is typically personal and is not public info. Maryland State and Local Government Officials might be authorized in their main capacity to view Notices of Foreclosure or Foreclosed Residential Or Commercial Property Registrations (for their particular jurisdictions only) by developing a Government User account in the Foreclosure Registration System.
